When it comes to flat or low-slope roofs, the materials you choose make all the difference between a roof that performs for decades and one that needs constant attention. Rubber (EPDM) and TPO (Thermoplastic Polyolefin) are two of the most reliable and widely specified single-ply membrane systems on the market today, and they represent a core part of the materials we work with at Morrissey Family Roofing. Understanding EPDM Rubber Roofing

EPDM, which stands for ethylene propylene diene monomer, is a synthetic rubber membrane that has been used in commercial and residential roofing for more than 50 years. It’s prized for its longevity, weather resistance, and proven performance in the extreme temperature swings that New England properties regularly experience. EPDM membranes typically come in black or white, with thicknesses ranging from 45 mil to 90 mil, and can be installed in widths up to 50 feet wide to minimize seams.

The installation methodology for EPDM can vary depending on the building, the deck type, and the project requirements. We typically use one of three primary installation methods:

  • Fully adhered systems where the membrane is bonded directly to the substrate using a specialized adhesive for maximum wind uplift resistance
  • Mechanically attached systems using fasteners and plates secured along the seams, ideal for many commercial applications
  • Ballasted systems where the membrane is loose-laid and weighted down with river rock or pavers on appropriate structures

TPO Roofing Explained

TPO has rapidly become one of the most popular single-ply roofing membranes in North America, and for good reason. This thermoplastic membrane combines the durability of rubber with the heat-welded seam technology of PVC, creating an exceptionally strong, watertight roof system. TPO is most commonly produced in white, which provides outstanding reflectivity and helps lower cooling costs during hot summer months — a significant benefit for buildings on Cape Cod and across the South Coast where summer sun exposure can be intense.

One of the defining features of TPO is the heat-welded seam. Rather than relying on adhesives or tape, TPO seams are fused together using hot-air welding equipment, creating a bond that is often stronger than the membrane itself. This dramatically reduces the risk of seam failures, which historically have been the most common point of failure in flat roofing systems. TPO membranes typically come in 45, 60, and 80 mil thicknesses, with reinforced scrim layers that provide tear resistance and puncture protection.

Choosing Between Rubber and TPO

Both systems have legitimate strengths, and the right choice depends on your building, your goals, and your budget. Here’s how we generally guide our clients during the consultation process:

  1. Consider energy efficiency needs where TPO’s reflective white surface can reduce cooling loads while black EPDM may benefit buildings that need passive winter warmth
  2. Evaluate the building’s exposure including foot traffic, mechanical equipment, tree cover, and chemical exposure since each membrane handles these conditions differently
  3. Review long-term ownership plans because EPDM has a longer proven track record while TPO offers newer technology with strong warranties
